The fall buyer isn't the spring buyer with a pumpkin spice latte. In the east San Fernando Valley — Burbank, North Hollywood, Valley Village and the neighborhoods between — the people touring homes this September are a different species entirely: fewer of them, better informed, and moving for reasons that have nothing to do with "market timing."

The short answer

  • The spring feeding frenzy is gone. New buyer inquiries in our CRM dropped sharply after Labor Day — and the buyers who remain are serious.
  • They're not window shoppers. Most of this fall's active East SFV buyers came from referral, personal networks, and agent-to-agent channels — not portal clicking.
  • They're budget-realistic. The sub-$1M NoHo market still draws first-timers, but the dominant active buyer band this fall sits between $1M and $1.5M.
  • Sellers should recalibrate. Your competition this fall isn't every buyer in LA — it's the small, focused set who can actually close on your specific street.

East SFV accounts for 483 of the Valley's ~1,263 active listings — nearly 40% of available inventory. That's the fall supply story.

Three Fall Buyer Archetypes We're Seeing

1. The Relocation Realist. Job change, lease ending, family expanding. They have a deadline, not a dream board. They tour on Tuesdays and write offers in 10 days.

2. The Rate-Accepting Refi-Believer. They've accepted that today's rate is the entry fee — and that refinancing later is a strategy, not a surrender. They're budgeting at 6.95% (per Freddie Mac PMMS, Sept 17, 2026) and still clearing their payment math.

3. The Local Upsizer. Selling in NoHo, buying in Burbank or Valley Village. They know the school zones, the commute, the grocery stores. They're the reason Valley Village's 26-day DOM is the fastest in this table — local buyers move quick when the right product appears.

What This Means If You're Selling in East SFV

  • Stop staging for spring. Fall buyers are practical: roof age, HVAC, garage storage, commute times. Lead with those in your listing copy.
  • Price to the 26–60 day DOM band. Your East SFV competition is priced between $874K and $1.35M depending on the ZIP. Overpricing into a thin buyer pool is how you become next year's listing.
  • Respond fast to referrals. The highest-intent buyers this fall come through people, not portals.

What This Means If You're Buying

  • The 26–60 DOM band is your signal. A 60-day-old listing in 91605 is a different negotiation than a 6-day-old listing in 91501.
  • Get pre-approved at today's rate and know your ceiling before you tour. Fall sellers respond to certainty.
  • Ask what's motivated. One direct question — "why are they selling?" — does more than a dozen portal alerts.

Is fall a bad time to sell in the San Fernando Valley?
Not if you price correctly. Fewer buyers doesn't mean fewer closings — it means each buyer is more serious.

Are East SFV home prices falling?
They're stabilizing. DOM is stretching in parts of NoHo (up to 60 days), but Valley Village is still moving at 26. It's a market of neighborhoods, not one number.
